England’s Renters Right Act begins in phases from May 1, 2026, replacing the criticized “no fault” Section 21 route with a new framework. Tenants get a 12-month protected window at the start of a tenancy, during which landlords cannot evict for personal use or to sell. The Act also expands landlord possession grounds under a revamped Section 8, including mandatory cases like rent arrears of at least three months and discretionary cases such as false information—always requiring court evidence and formal enforcement.
The UK Renters’ Rights Act 2025 introduces a mandatory official Information Sheet for tenants. Landlords must provide it by May 31, 2026, or face fines up to £7,000. The rules also shift all tenancies to be periodic, giving renters more flexibility. Existing written agreements don’t require immediate changes.

In Dubai, landlords can’t impose rent increases at will. Legal rules cap hikes at 20% and require 90 days’ notice before a lease expires. The process also considers market averages and the property’s condition, giving tenants time to plan financially and reducing sudden, sharp price jumps.
